Starting prices are for small spaces. Night works, faster programmes, multi-site projects and the Construction Technical Book are quoted separately. Expenses and third-party costs are confirmed in the proposal.

Do you design and build the space yourselves?
We manage both. We bring the architects and engineers into one coordinated design, run the tender for the contractors and then control the works through to handover. The design and construction contracts sit with licensed designers and contractors, and we can help you choose them.
What kind of projects do you take on?
Retail units, restaurants and other hospitality spaces, offices and showrooms, from small units under 60 sqm to offices over 2,500 sqm.
How much does it cost?
Pre-construction is a fixed fee per project, from €1,500 + VAT. Delivery is a monthly fee while the works run, from €1,500 + VAT a month. Larger spaces, restaurants and long programmes cost more. You get the exact figure in a written proposal before we start.
Can you join a project that has already started?
Yes. We often step in when the works have fallen behind, trades are working from unapproved drawings, or changes are being ordered without a clear cost. We start with a quick review, then set up a recovery plan and regular reporting.
Do you replace the site supervisor or the designer?
No. We work alongside the designers, site supervisors, responsible technical staff and contractors. Their legal responsibilities and sign-offs stay with them. Our job is to keep the information, decisions and schedule under control.
What is the Construction Technical Book (Chapter B)?
In Romania every construction project needs a technical book with its execution records (Cartea Tehnică a Construcției, under Government Decision 273/1994). As an optional service, we collect, organise, index and check the Chapter B records from the responsible parties. Issuing and signing stay with the legally accountable professionals. It is priced separately.

Do I need to be a Supertree member?
No. Design & Build is open to any company, whether your project is at Supertree, in a mall or anywhere else in Bucharest.
